Before you arrive

Here you have some rules and information before you arrive

Coffee Supplies: We provide two ways to brew your morning cup: a Keurig (K-Cups) and a standard drip coffee maker (ground coffee). Please bring your preferred K-Cups or ground coffee with filters, as these are not provided.
Firewood: If you plan to use the fireplace or firepit, please bring your own firewood. We provide a dry storage area on the porch to keep it ready for use. You can typically find firewood for sale from local roadside vendors or at most nearby grocery stores.
Garbage Bags: We provide one complimentary trash bag to get you started. If you are staying long enough to fill a standard bin, please plan to bring additional bags.

Garbage Disposal: All garbage must be bagged and placed in the designated outdoor bin before you leave. There is a $25 fee for any loose trash left in the bin or the house. If you are staying long enough to fill the outdoor bin completely, please message us for further instructions.
Smoking & Vaping: This is a strictly smoke-free and vape-free home. Smoking (including tobacco, cannabis, and e-cigarettes) is prohibited inside. If smoking outdoors, please stay 15 feet away from doors/windows and dispose of butts in a sealed container. A $250 deep-cleaning fee applies if smoke evidence is found inside.
Parties & Events: We maintain a peaceful environment for our neighbors; parties or large gatherings are not permitted. Unregistered guests are not allowed on the property after 10:00 PM. Violations will result in immediate termination of the stay without a refund.
Occupancy: The property is expecting the defined guest on the reservation and the specific number of pets listed on your reservation. If you wish to adjust these numbers, please contact us for approval to ensure we can accommodate everyone safely.

Our check-in and check-out times are set to ensure a smooth transition between guests, as there may be another booking before or after yours. We’ll provide you with an access code prior to your arrival so you can check yourself in with ease.

Early check-in may be an option depending on availability. If you’re planning to arrive before the standard check-in time, please reach out to us, and we’ll see if we can make arrangements—though we can’t guarantee it.

Smart TV Experience: All TVs are equipped with Roku "Guest Mode." This feature allows you to log in to your favorite streaming apps (Netflix, Hulu, Disney+, etc.) with total peace of mind.

How it works: When you first open an app, you'll be prompted to enter your check-out date. The system will automatically sign you out and clear your login credentials on the morning of your departure.
Note: Please remember to bring your own login information, as personal streaming accounts are not provided by the property.

We provide a gas BBQ grill for your use. To keep things safe and sizzling, please follow these simple steps:

Before Cooking: Open the lid before turning on the gas and lighting the burners. This prevents gas buildup under the lid.
Lighting the Grill: 1. Open the propane tank valve (on top of the tank). 2. Turn the grill knob to the "Start/High" position and press the igniter button. 3. Once lit, adjust the heat as needed.
Safety First: Please keep the grill at least 3 feet away from the house siding or any wooden railings while in use.
Never leave the grill unattended while lit.
Cleaning & Courtesy: We don't expect a professional deep-clean, but we truly appreciate your help in keeping it ready for the next guest:
- The "Burn-Off": After you’ve finished cooking, turn the heat to high for 5 minutes to burn off excess grease, then give the grates a quick scrape with the provided brush.
- Wipe Down: Once the grill is cool, please wipe down the side trays if any spills occurred.
After Use: Ensure all burner knobs are turned to "Off" and close the valve on the propane tank. This is crucial for safety and prevents gas leaks.

Relax and enjoy! To ensure the water stays crystal clear and safe for everyone, please follow these guidelines:

Before You Soak: Please shower or rinse off before entering. Lotions, oils, perfumes, and hair products are the primary causes of cloudy water and filter clogs.
Cover Management: Always keep the cover on and buckled when the hot tub is not in use. This keeps the water hot and prevents leaves and debris from getting in.
No Glass: For your safety, glassware is strictly prohibited in or around the hot tub. Broken glass in a hot tub usually requires a full drain and professional vacuuming, which will result in a significant maintenance fee. Please use the plastic/acrylic cups provided in the kitchen.
Temperature: We keep the hot tub set to a comfortable temperature. If you adjust it, please do not exceed 104°F (40°C) for safety reasons.
Capacity: Do not exceed the maximum occupancy of the hot tub.
When Finished: Ensure the jets are turned off and the cover is securely replaced and buckled.

If you would like to request a late check-out, please notify us at least 24 hours in advance. While we would love to accommodate you, late check-outs are subject to availability based on the next arrival and cannot be guaranteed. Unapproved late check-outs may result in additional fees.

Beds: Please do not make the beds you have used. This helps our team identify which linens need to be stripped and sanitized.
Garbage: Ensure all garbage is bagged and placed in the designated outdoor bin. As a reminder, loose trash in the bin incurs a $25 fee.
Lights & Appliances: Please turn off all lights, close all windows, and ensure the fireplace/firepit is completely extinguished.
Secure the Property: Ensure all doors are locked and keys are returned to the lockbox in case that they were provided.
